Roof Repair

Roof repair that starts where the water gets in

Close-up of new grey architectural asphalt shingles

Most roof leaks can be repaired, and good roof repair in Pittsburgh starts with finding the actual opening. The stain on your ceiling is rarely right under it. Water runs along rafters and decking before it drips, so we trace it from the attic back to the roof, photograph what we find and fix that spot.

In the city, the usual suspect is the chimney. Brick homes have one on nearly every roof, and winter after winter of freezing and thawing works the flashing loose where brick meets shingle. Older city houses also carry slate roofs and built-in box gutters, and both can hide leaks that look like something else. We'll tell you what we see. If a slate roof needs a slate specialist, we'll say that too.

The North Hills have their own patterns. Low-pitch ranches in Ross Township, Shaler and McCandless get ice dams at the eaves when a poorly vented attic melts snow from below. On wooded lots in Franklin Park and Bradford Woods, shaded slopes grow moss, gutters pack with leaves and water backs up under the first course of shingles.

Some companies only quote a full replacement because the margin is better. If a repair solves the problem, we quote the repair. When a roof truly is done, we'll show you the photos that prove it. Then you decide, in your own time.

Why Straight A

Why our roof repairs hold

They hold because we fix the cause, not the stain. These habits come from a crew with 30+ years of combined experience chasing leaks on old brick homes and newer suburban roofs.

Leak traced to its roof entry point

We follow the water from the stain to the rafters to the roof, instead of tarring the first spot that looks suspicious.

Repair quoted before replacement

If a few shingles and new flashing fix it, that's the quote you get. No talking you into a roof you don't need.

Repair shingles matched to your roof

We pick shingles and flashing that suit what's already up there, so the patch blends in and sheds water like the rest of the roof.

Roof repairs under our 2-year guarantee

Our workmanship guarantee covers the repair we make. If our work leaks, report it within 30 days and we fix it at no charge.

What's included

Roof repairs we handle

We repair the parts of a roof that fail first in this climate: flashing, valleys, pipe boots, the eaves and small sections of deck. Here's the list.

Gable end with trim detail above a porch with brick columns
  • Chimney flashing on brick homes

Step and counter flashing that has pulled away from the brick gets reset or replaced and sealed. On older city chimneys, we also check the mortar joints the flashing tucks into.

  • Ice dam leaks at the eaves

We replace the shingles and underlayment the ice pushed water under, add ice and water barrier where it's missing, and look at the attic venting that caused the dam.

  • Missing, lifted and creased shingles

Wind breaks the seal strip and folds shingle tabs back. Creased shingles leak even if they lie flat again, so we replace them rather than glue them down.

  • Pipe boots and roof vents

The rubber collar around a plumbing vent cracks in the sun and the cold. It's one of the cheapest repairs on a roof and one of the most common leak sources.

  • Valley leaks

Valleys carry the most water on any roof. Leaves, ice and worn shingles let it get under, especially on shaded lots. We open the valley and rebuild the bad section.

  • Low-slope rubber sections

Rear additions and porch roofs often have a rubber membrane instead of shingles. We repair seams, punctures and the flashing where the low slope meets the main roof.

  • Small areas of rotted decking

When a leak has run for a while, the wood under it softens. We cut out the damaged boards, replace them and roof back over the area.

How it works

How a roof repair works with us

A repair takes five steps, and the first is finding exactly where the water gets in. You see the problem before you pay to fix it.

  1. Step 1

Trace the leak to its source

We start in the attic, follow the water marks to the roof and confirm the entry point from outside.

  2. Step 2

    Show you the leak photos

You see the failed flashing, cracked boot or lifted shingle, plus our honest read on the rest of the roof.

  3. Step 3

Quote the roof repair in writing

The estimate lists the work, the materials and the cost. If storm damage caused it, we'll explain how a claim works.

  4. Step 4

Fix the flashing, shingles or boot

A project manager oversees the repair, and we match materials to your roof as closely as we can.

  5. Step 5

Recheck the repair from roof and attic

We look at the finished repair from both sides, clean up the debris and show you the after photos.

FAQ

Roof Repair questions from Pittsburgh homeowners

Why does my ranch house only leak in the winter?

It's almost always an ice dam. Ranches in Ross Township, Shaler and McCandless have long, low-pitch eaves, and many have weak attic ventilation. Warm air melts snow from underneath, the water refreezes at the cold edge and backs up under the shingles. We repair the damage, add ice and water barrier at the eaves and look at fixing the venting that started it.

My city house has a slate roof. Can you repair it?

We'll inspect it and tell you straight. On a lot of older city homes, the leak isn't in the slate at all. It's the chimney flashing, a box gutter or a valley, and those we can repair. If the slate itself needs work that calls for a slate specialist, we'll tell you so rather than patch it with the wrong material.

Is it worth repairing an old roof, or should I replace it?

Repair makes sense when the damage is in one area and the rest of the roof still has life. If shingles are curling and shedding granules on every slope, or leaks keep showing up in new places, repairs start costing more than they save. Our free inspection gives you photos and a straight answer either way.

Can you match my existing shingles?

Usually close, rarely perfect. Shingles fade in the sun, and some colors get discontinued after a few years. We bring the closest current match and show it to you before we install. On a rear slope nobody sees, that's often fine. On the front of the house, we'll talk through your options honestly.

What does your workmanship guarantee cover on a repair?

It covers our labor for 2 years: improper installation, not following the manufacturer's instructions, and leaks caused by our workmanship. Report a problem within 30 days and we repair or redo it at no charge. It doesn't cover material defects, storm damage, neglect, normal wear or parts of the roof we didn't touch.

How fast can you come out for a leak?

If water is coming in now, call the 24/7 line on this page and we'll set up an emergency visit. For a slow leak or a stain that's appeared, we book a free inspection. Our Warrendale office covers the North Hills and the city, and we'll give you an honest time when you call.
